If you could use only one piece of software in your land business, what would it be?

Data Service (DataTree, PropStream, PropertyRadar)

Mapping (Land id, Parlay, Google Earth)

Communication (OpenPhone, Google Voice, RingCentral)

CRM (Pebble, Follow Up Boss, Spreadsheets)

Social Media (Facebook, YouTube, Instagram)

Over the years, I've trained myself to run away from properties with title problems, but Logan Fullmer helped me see things differently.

Turns out, I'm not alone. 99% of normal buyers will automatically walk away from properties with tricky title issues, but that doesn't mean these issues can't be solved.

It kinda reminds me of what the land business was like ten years ago, where most of the world wanted nothing to do with it, even though it was insanely lucrative.

Not every title issue is quick or easy to fix, but if you can figure out how to solve some of these problems and/or find a competent attorney to help you through it, there is some obscene money to be made here, sometimes millions per deal.

If you haven't heard this one, you need to check it out and hear how Logan explains it. It was a real paradigm shift for me!

After talking to thousands of storage facility owners, I realized the importance of having a clear and concise due diligence checklist for one reason.

There are a lot of standard questions you need answered about EACH property so you can understand things like:

- The current state of the facility
- The property's current earnings
- The property's true earning potential
- How much you could realistically offer for the property

That is why I want to give you my free due diligence checklist, so you can save your time and money while talking to facility owners.

And you don't have to worry.

My checklist isn't a “script so you'll avoid sounding like a robot.

It is actually something that will prompt you on how to start the conversation, what comes next, and how to wrap it up.

And if that is something that you're interested in, click the following link and let my checklist guide you in your future conversations.

Here's why your property should have drone footage...

You see, friend, in land investing, presentation is everything.

I mean, think about it.

Would you rather buy a property that is shown by a few static images,

Or a property that is presented with a well-edited drone video showing you all you need to
know, such as:

- neighboring properties
- terrain
- topography

It's an easy answer, right?

Well, it should be because, with a drone video, you, as an investor, can do your due diligence
much easier.

So it's no wonder every expensive vacant land listing has one.

But despite all this, I'm not trying to say that you can't sell your land with only static
photos. You can, and I've sold hundreds of properties this way.

The key is we're talking about LAND, a type of property many buyers will pay arbitrarily high
prices based on its presentation.

So, isn't it worth a few hundred extra bucks if your property can sell faster or at a higher price
(or both) with the added allure of drone imagery?

If so, then I've made a video where I show you step-by-step how I use drones to elevate my
land listings so you can, too.
